Policies

Before You Arrive

Rates/Payments All rates and payments are quoted in U.S. dollars.
We accept payment by personal check, or by credit card with a 3.5% convenience fee.
Occupancy Rates are quoted for four people.
Additional charge for 5th or 6th occupant is $10 per person, per night.
According to Hawaii state law, maximum occupancy for 2-bedroom condos is 6 people.
Security Deposit You can guarantee your reservation in either of two ways:
  • We can apply a credit-card "Authorization" of $300.
    This will hold the funds without charging your card (no fee for this).
  • Or you can send a personal check for $300 (which will be deposited).
Once we receive the deposit, your dates are reserved and your rate is locked.
Note: The security deposit is a separate transaction.
It's not an advance against the total charges for your reservation.
Due Dates Full payment is due at least 30 days before check-in. Once full payment is received, you will receive instructions on where to check-in and pick up the keys.
Cancellation Policy
If you cancel more than 60 days before check-in:
Security deposit will be returned in full. No penalties.
31 to 60 days before check-in:
Security deposit will be returned, less a $100 cancellation fee.
30 days or less before check-in:
  • We will make every effort to re-rent the unit for the same period at the same rate.
    If that happens, you will receive a full refund, less a $100 cancellation fee.
  • If we can re-rent only part of the reservation, or we must offer a last-minute discount, your refund will be prorated based on the difference.
  • Note that cancellations less than 30 days before check-in are very difficult to re-fill and could result in forfeiture of your payment.

After You Arrive

Check-in / Check-out Check-in is 3 pm, and check-out is 11 am. Early check-ins or late check-outs may be subject to additional charges.
Return of Security Deposit Upon your departure, the condo will be inspected and inventoried.
Within 10 business days of your departure, we will mail back your security deposit, less any deductions for additional costs incurred.
Your full deposit will be returned, as long as the following provisions were met during your stay:
  • Neither you nor your guests caused any damage to the condo unit or its contents.
  • No smoking occurred in the condo. (Smoking is permitted outside.)
  • No linens or other household items are missing.
  • No early check-in or late checkout, unless agreed to in advance.
  • Number of occupants did not exceed the number of guests in the original reservation.
Condo Safety Our condo complex is generally considered safe. However, the unit is on the ground floor, so use common sense precautions to avoid becoming a "target of opportunity":
  • Lock doors and windows, including the lanai slider.
  • Don't leave the lanai door open when you sleep at night.
  • Don't leave valuables lying in plain sight.
We are not responsible for lost or stolen articles.
Keys Lost keys will incur a charge of $35.
Maid Service, Cleaning Fee, and Supplies Condo-style vacations are different from full-service hotels. We don't provide daily maid service. (At the same time, we don't charge $350 - 400 per night for your stay.) We perform cleaning at check-out time only. There is a cleaning fee of $100, no matter the length of stay. This covers the service from the departure-cleaning crew, as well as the start-up supply of paper items, soaps, and detergents that you will find when you arrive.

We ask guests to replenish these items as they are needed for their own use. However, we will often place extra hotel-type shampoo, soap, and other items in the condo, making it unnecessary for you to restock.
Departure Please leave your unit in good condition. You will be charged from your Security Deposit for any lost keys, excess cleaning required, or damage to the property during your stay.
